At a glance
A flat roof needs a waterproofing system suited to its substrate, falls, drainage, insulation and details. Bituminous sheets and polymeric single-ply membranes are established options, each with different installation and maintenance requirements. The right comparison concerns complete systems and lifetime costs, not the word membrane alone. A breathable underlay used beneath pitched-roof tiles is not a substitute for exposed flat-roof waterproofing. This guide explains the main material families and the questions to ask before choosing, without assigning a fixed service life to every EPDM, PVC or TPO/FPO product or declaring one material universally best.
Bituminous roofing systems
Bituminous sheets have long been used on flat roofs and remain available in modern modified forms. Depending on the specified system, installation may involve torch-applied, self-adhesive or bonded sheets. The substrate, number of layers, reinforcement and detailing influence the result.
Cost and familiarity can make bituminous systems attractive. Their performance should not be judged solely by older products or a general claim that they are easy to lay. The specified installation method still requires suitable skills and conditions.
Polymeric single-ply membranes
Flat-roof membrane families include EPDM synthetic rubber, PVC and TPO/FPO polyolefin-based systems. EPDM refers to ethylene-propylene-diene rubber; TPO/FPO must not be described as polyphenols.
These products have different joining, fixing and compatibility requirements. Their documented strength, exposure limits and service expectations vary by product and system. The source’s broad life estimates of 50–60, 10–12 or 25 years are not a reliable universal comparison and should not be used to predict a specific roof’s life.
Do not confuse waterproofing with underlay
Vapour-open or low-permeability underlays beneath tiles and other pitched-roof coverings perform a different task. A roll product intended for that location does not become a flat-roof waterproofing layer because both are called membranes. The same distinction applies to products intended for particular decking arrangements.

Compare a defined system
The original article of 3 May 2022 named several flat-roof product families, including Sikaplan, Fatrafol, Monarplan and Flagon, alongside suppliers of PVC and FPO systems. It also mixed in underlay families such as Ventia and Ventilla. Those examples must be separated by their intended role rather than treated as equivalent alternatives for an exposed flat roof.
Request the current specification of the chosen product and its complete installation details. Compare substrate preparation, attachment, seams, outlets, penetrations, compatibility, access for maintenance and the actual warranty. The lowest material price may not produce the lowest installed or lifetime cost, but the reverse cannot be assumed either.
Choose the roof system, not a universal winner
Both bituminous and single-ply systems can be appropriate. Base the choice on the roof, available workmanship, documented requirements and complete quotation. A general statement that membranes always outperform bitumen would hide the differences between products and installations.
