At a glance
The cost of a roof per square metre depends on its structure, shape, covering, location and the work included in the quotation. A price for laying roof sheets cannot be compared directly with a price for a complete insulated roof with windows, drainage and internal finishes. This guide explains the main materials and stages, the effect of roof geometry and the additional work that is easily overlooked. The original February 2023 article did not provide a documented numerical quotation for its 120 m² example. Treat that example as a scope checklist and obtain a current project-specific estimate.
What affects the price?
Clay or concrete tiles, tile-effect steel sheets and bituminous coverings have different material, support and installation requirements. Their purchase price alone does not establish the cost of the finished roof.
Roof area, pitch, hips, valleys, dormers, curves and penetrations affect the quantity of material, cutting waste and work. Access, scaffold requirements, delivery distance, contractor availability and the condition of an existing roof also matter.
Compare quotations for the same scope and measurement basis. Clarify whether the quoted area is the actual roof surface and which items are measured separately.

Materials for a complete pitched roof
The roof structure needs timber or another specified structural system, together with designed supports, connections and bracing. Timber grade, moisture condition and any required preservative treatment must suit the design. Pressure treatment is not a universal requirement for every roof member.
Depending on the covering and roof system, the build-up may include decking, underlay, counter-battens, battens, roof tiles or sheets and compatible fixings. Flashings at chimneys, walls, valleys, ridges and edges complete the weathering details.
Include gutters, downpipes, access hatches and required roof-safety accessories. An insulated attic also needs insulation, appropriate air and vapour control and internal lining. Roof windows require their own compatible flashing and insulation details.
Construction stages
Start with the approved design and a sound supporting structure. Assemble and brace the framing, then install the specified decking or underlay and the support layers required by the covering. Coordinate windows and penetrations with this sequence.
Lay and fix the covering, complete flashings and drainage, and check junctions before closing concealed work. Insulation and internal finishes follow the roof design and site sequence. An underlay is not normally added over the completed tiles as the source’s simplified sequence suggested.
A flat roof needs its own designed deck, drainage falls, insulation and waterproofing system. The requirement is not simply to cover any flat surface with unspecified film.
Which covering is easiest to install?
There is no covering that is easiest for every roof. Tiles, sheets and membranes require different supports, tools and skills. Suitability depends on pitch, detailing, material handling and the installer’s experience.
A straightforward roof can reduce cutting and junction work, but the covering still has to meet structural and weathering requirements. Do not choose only by the speed of laying the largest area.
What a labour quotation should contain
Separate framing, decking or underlay, covering, flashings and drainage from attic insulation and internal finishes. Ask whether roof-window installation, access equipment, lifting and waste removal are included.
For refurbishment, list stripping the old covering, disposal, temporary weather protection and repairs discovered after opening the roof. These can materially change the total.
Roof decking and additional details
Decking cost depends on the specified material, thickness, support spacing, roof area and fixing requirements. Different coverings do not necessarily require the same deck.
Chimney and wall flashings, valleys, eaves, roof hatches and safety fittings may be priced by item or length. Gable walls and their finishes should be identified separately where they are part of the building work; a gable does not automatically require roof tiles on its face.
A 120 m² gable-roof estimate
For the source’s 120 m² example, obtain measured quantities for the structure, covering and all associated layers. Add the actual number of windows and hatches, drainage lengths, insulation area, deliveries and labour.
The source supplied no itemised price or verified average for that example. It therefore cannot establish a complete fixed offer, VAT basis or a promise that every extra is included. Record exclusions, assumptions and the validity date in the quotation.
A transparent estimate shows both the scope and the price. It also explains how changes or concealed defects will be agreed and valued.
Roof windows and energy performance
Roof windows can improve daylight and provide opening ventilation where appropriate. Installation must match the roof pitch, covering, structural opening and product instructions. A window is not automatically suitable for every roof.
Correct flashing, insulation and air and vapour connections matter. Adding glazing does not by itself guarantee lower energy use: heat loss, solar gain and shading also affect the result.
Does roof shape determine the cheapest option?
A simple gable roof can use fewer complex junctions than a heavily articulated roof of comparable area. That can help control labour and waste, but it is not a universal price ranking against every flat or other roof.
The source alternately described gable roofs as cheaper and more expensive. The useful comparison is between complete designs with the same performance and scope, including attic use and structural requirements.
Can steel roofing reduce the budget?
Steel sheet can be an economical covering in an appropriate design. Compare profile, steel thickness, coating, effective coverage, accessories and installation rather than assuming that the lowest sheet price gives the lowest complete-roof cost.
Trapezoidal steel sheet, tile-effect sheets and other systems have different appearance and installation details. The selected covering must suit the roof and exposure. Request an itemised quotation before choosing.
