At a glance
Roofing labour should be priced against a clear scope, roof geometry, covering and site conditions. A rate for laying a simple sheet covering is not comparable with a complete roof replacement involving removal, structural repairs, windows and complex flashings. This guide explains the historical Polish examples in the February 2023 source and shows how to compare actual contractor offers. Those figures are not current market rates, a SteelProfil quotation or a price for another country. Contractor competence, safe access, detailed exclusions and the agreed quality of work matter alongside the headline amount per square metre.
The source’s historical price examples
The 2023 article quoted a broad range of PLN 30–200 per m², with PLN 40–80 per m² presented as a common example. It associated the lower end with simple trapezoidal steel-sheet roofs and the higher end with complicated coverings, dormers or solar roofs.
It also mentioned PLN 25–30 per working hour and removal of tiles at several tens of złoty per m². The article did not provide a surveyed price source, detailed specification or VAT basis. These dated figures are not a basis for a current contract.
The suggested total of roughly ten thousand to several tens of thousands of złoty likewise lacks a specified roof and scope. Request a measured quotation for the actual project.
What changes the labour cost?
Area, number of roof slopes, pitch, windows, hatches, chimneys and covering type affect the work. Snow guards, walkways and other accessories require their own details.
For replacement work, include removal, disposal, access and repairs as well as the new covering. Roofing windows and chimney flashings may be separate items.
Rates vary with location, availability and the contractor’s scope. Compare regional quotations rather than assuming that a rate advertised for Warsaw, Błonie or Serock applies everywhere.
Ask about affordable roofing materials
Finding and checking a contractor
Ask for recommendations from recent customers, local building projects or a building-material supplier. Local searches for roofers in Warsaw, Łódź, Legionowo or Pułtusk can help identify candidates.
Inspect relevant completed work where possible and discuss the intended covering and details. Confirm qualifications, experience, availability and the written scope.
Assess every team by competence and agreed terms, not nationality. Communication matters because details, changes and acceptance must be understood by both sides.
Make the quotation clear about materials, labour, access, disposal, exclusions and the treatment of additional work. A low initial number can be misleading when important items are omitted.
Decide which work to undertake yourself
Some preparation or accessible finishing may be within an owner’s competence. Roof work at height, structural changes and complex weathering details need appropriate skills and safe access.
Learning is useful, but an unfinished or incorrectly detailed roof can cause costly damage. Agree any owner-supplied work with the contractor so responsibilities and the sequence remain clear.
Choose a complete, suitable offer rather than the lowest isolated rate.
