Comparing tiled and metal roof costs

At a glance

A house-roof budget includes the structure, covering, insulation, waterproofing, accessories and labour. Roof shape, dimensions, location and the chosen system can change the total substantially. This article explains those cost components using the illustrative figures published on 11 August 2022. They are historical examples, not current SteelProfil prices or a reliable quotation for a new project. The source does not state a consistent VAT basis, so the figures below are not newly labelled net or gross. Obtain an itemised quotation for the actual design rather than estimating a complete roof from one covering price per square metre.

Materials included in a complete roof

The timber structure may require rafters, ridge members, purlins, struts, collar beams, paired ties, bracing, beams or trusses, wall plates, battens and counter-battens. Nails, steel connectors and other fixings are additional items.

The 2022 example used approximately PLN 1,000 per cubic metre of structural timber and assumed 1 m³ for 25 m² of roof. For its example of 200 m², that gave 8 m³ and about PLN 8,000 for timber alone. This is the article’s illustrative arithmetic, not a timber-quantity rule: the actual structural design determines the members and volume.

Historical covering-price examples were:

  • Clay tiles: approximately PLN 100/m².
  • Copper sheet: PLN 300–400/m².
  • Trapezoidal steel sheet: PLN 15–35/m².
  • Bituminous shingles: PLN 10–30/m².

Insulation, such as mineral wool, EPS or PIR boards, and the required membranes or bituminous layers add further costs. Compare the full specified products rather than assuming an unchanging price order between materials.

Allow for ridge and verge details, other flashings, chimney-access equipment, roof windows, access hatches, snow guards and the rainwater system. Plastic, steel, aluminium and titanium-zinc gutters have different specifications and prices.

Labour examples from August 2022

The article gave approximately PLN 4,000–5,000 for constructing a roof frame, PLN 300–1,000 for installing each roof window, and PLN 30–50 per linear metre for gutter installation. It described mineral-wool insulation work as costing several dozen PLN per square metre and roof-tile laying as several thousand PLN for a whole roof, with metal-sheet installation potentially lower.

These broad historical figures have different units and do not define one complete quotation. Labour depends on the area, shape, junctions, access and scope. A roof with more planes and connections usually involves different work from a simple roof of the same area.

The article’s overall example was approximately PLN 50,000 for a 150 m² roof, divided into PLN 20,000 labour and PLN 30,000 materials. That is more than PLN 300/m² in that example, not a current expected price for every roof.

Ask suppliers or contractors for estimates based on the same design and scope. Prices vary with material choice, region, timing and the work included. A preliminary estimate is useful for comparison, but exclusions need to be clear.

Doing some work yourself may appear to save labour cost. Roof work nevertheless requires the appropriate skills and safe arrangements; errors can remain hidden until later damage occurs. Compare a competent complete service with the actual tasks you are able to undertake rather than assuming every simple-looking operation is suitable for DIY.
